One in 05 residential units in Qatar are likely to be empty in 2012 as supply outweighs demand in the Gulf state, a new report has said.
The target Area is Najma, Wakrah, West Bay and along C-Ring Road,
The study by Engel & Volkers Commercial added that with a large number of residential projects scheduled to be completed within the next year, rents were also likely to take a tumble.
Average rent will stay conatant or reduce as per the contruction of the building & Location. Normal rent is 4500 for a good 02BHK in C ring road, Najma & Mansoora Area. whereas in Wakrah it is a little cheaper with offers included as some months free for the 1st 02 years.
The report said the most important factor regarding residential rents was location while the market for compound and stand-alone villas remained dull

still more demolitions on the way, then wheres the possibility of rents going down?
They will not return to previous levels but the market has broken up in the last 4 years to low, mid and high markets. Good quality will hold its price, some of the rubbish in the areas mentioned will struggle to sell.
The house rents should revert to below previous rates (abt 10 -12 years back)
QAR 1000 - 1900 - for 2 bedroom apt
QAR 2000 - 3000 for 3 bedroom apt
QAR 3500 - 5000 for stand alone villa
Only then can you say that normalcy has returned to Qatar's real estate scenario...
