The Pearl - Warning to potential tenants

T Will
By T Will

A warning to those considering living in The Pearl.
There is still a lot of construction at The Pearl, and management have little interest in concerns and consideration for tenants in the Pearl. They have received streams of complaints, and if my example is typical then after over 20 calls to the Call Centre, plus written emails to them, building managers, landlord and estate agent I have not received a single call, contact or email response - let alone an explanation.

Originally told how rules are enforced I have now had 3 nights in a row of construction works, (concrete pouring on a massive scale), late into the night, (well after midnight), and my reports are now answered with a "they have a permit to work 24 hours".

Good luck with your sleep!

My concern is that even if you do not live near any construction, ANY complaints about anything are never going to get a hearing, not when an entire buildings' complaints are blatantly ignored.

Photographs will be loaded steadily, and this will be updated daily/weekly, as my complaint and record develops.

At our tower (14, 8B) maintenance is also poor. The landlord doesn't care and the developer doesn't feel responsible for damages. The Pearl could really be a nice place but I think they need to work on the maintenance and also do something about the increasing noise.

Hi Ire.Rach

sorry about ya probs, but you have started alarm bells ringing.

just new into qatar and looking for an apartment for me and wife, pearl is being pushed quite heavily by the agents that bothered to answer my e mails.

The rents are high but told this is where all ex pats are living.

Could you or anyone else help with my query, I understand that a 12 month contract is the norm, but should I have to pull out say after 6 months Agents tell me I will be penalised only 1 months rent as this is the law, TRUE OR FALSE.

Good Luck Ire.Rach hope ya get sorted

I have a problem with my apartment which I'm told is luxury living is luxury living when your kitchen & un suite bathroom ceiling leaks the guest bathroom toilet leaks my oven only works when it wants dishwasher has never worked the electrics are a joke don't even get me started. I'm so disillusioned with the place I'm moving out 2 months early even though I've paid my rent for the year and yes I have told my landlord about the problems he doesn't care as I've paid a year up front. It's a joke the whole building is a mess

....sometimes much worse is the noise caused by motorbikes, quads and sports cars which use The Pearl for their personal races. Oh, and I forgot the planes which cross The Pearl frequently. Noise will most likely INCREASE as there will be even more planes and more cars as more people will live here. Unless everybody moves from here because the noise is just too much..

Better to go to Tower one near BICE and MAZE. there is no construction site around it and it is managed by Alfardan Properties NOT by UDC.

Now the tower is full (almost full coz there is only one three bedroom left), but if you are interested to join the waiting list dont hesitate to contact me :)

' I am sure you went to the site ,checked out the building before you rented/ bought it? You also would have looked around and noticed that the entire place is under construction ie, the proposed completed map hanging in the UDC office is yet far to go? That they will be working 24/7 is a given, taking in consideration the amt of work required to complete within the time frame. How do you propose to finish the construction on time by working say 7 A.M to 3.30 P.M? '

Just like some sovereign countries have the right to ban drugs and even hang people for smuggling or selling narcotics, some other countries don't want alcohol to be freely available. Depends on a society's convictions.

Whats wrong with that?

Wasta and corruption don't rhyme.

The right connection would be the best way to explain it.

It's usually taken to mean 'influence'.

It's what in another country would be called corruption.

Out of interest LP, what does "wasta" mean?

By qatarisun• 10 Jan 2012 09:30

II don’t understand why people complain about constructions in Qatar. Aren’t you guys ALL here due to the fact that entire Qatar is UNDER CONSTRUCTION? Do you really expect that after your personal building is complete, no any other building should be constructed? And how about people who had to suffer when YOUR building was under construction? Had the builders to stop constructing YOUR building after someone’s complain? What nonsense is that?

You received the response that they do have permission to work 24 hours. What else do you expect?

As for alcohol permit, I am not sure that it’s not Pearl management who banned it. So you simply appeal to the wrong authorities, why they have to answer you? Moreover, I am sure Pearl management must be suffering over this decision, even more than you are, as it’s pure money loss.

It's been weeks and 3 email still no reply from them on the alcohol issue. I even been there to talk to someone and they are hiding. They are good at giving new directive or new rules though. The last one from yesterday apparently we can't use the elevators when I go for a walk with my dog.

Over my dead body that I will willingly become a second class citizen on my own building.

GET REAL

LP: grow out of this unsolicited hatred man.

You’re just making biased pre-mature assumptions.

By anonymous• 10 Jan 2012 08:50

Very simple, DC. If I have a contract I can go to court. If I try to do this here, they will say: do you have Wasta? This is an Arabic word, isn't it?

By anonymous• 10 Jan 2012 08:46
anonymous

LP: you will always find a reason to spit in the very cup you drink from.

There are various construction companies of a wide array of mixed nationalities of every Tom Dick and Harry. So why only single out the Arabs?

By cherukkan• 10 Jan 2012 08:40

I dont understand why people are going to that area to stay? You might answer luxury but I dont think so. It is a place which is out of the way where nobody will hear your call for help. Most of the shops there are running on heavy loss. Wish you all the best in 'Pearl'. It might start picking up after 2020 which is still a long way to go.

By anonymous• 10 Jan 2012 08:35

In general, contracts are not worth the paper they are written on in the Arab world. Didn't you know that?

Welcome to QaTaR...

Looking at the picture, they are just coming out of the ground, you swill be stuck with noise for the next 18 months at least. There is not much you will able to do since there is no environmental law to support you. Remember, this is GCC and people love noise. The builder will not answer your call since he is udner pressure to finish the project so they can start selling/leasing.

I do not know whether you are renting or not, but consider moving out to an area in the Pearl that is finished (and serves alcohol).

Whenever you choose a location make sure that you are move in area that is finished. The Pearl is still in full development and it will take another 18 months at least before all builsings in the center area are finished.
