Refundable deposit in cheque form

Hi,

i have an important question, please help me in that.

If I am going to rent a house and the agency or the landlord is asking for a refundable deposit in cheque form, do they make it to chash or is the cheque only a warranty for them, in case if there is a need that they make it to cash at the end of the contract?

In my experience, the guarantee deposit will be in cash...so they might cash it immediately.

The reason is that in case you left the apartment and the country before the expiry of contract they will be able to keep that cash deposit.
