Buying Apartment at The Pearl

Hi Everybody,

We are considering to buy an apartment at the Pearl.
So far, we have contacted The Land, 1st Qatar, Sabban Tower and ERA.
Anybody who has purchased an apartment, please share your experience
with these company? Any upside and downside?

Would a Pearl resident please write what ever became of the electricity and water issue. Are the rates the same as Kharamma or is UDC charging extra for utilities as well. I know there is sewage, drainage, garbage collection, internet, communications, master community and cooling fees. Personally think these extra costs one is forced to swallow is simply not worth having property there. These fees are not nominal and over time add up to tens if not hundreds of thousands of riyals over what one would pay over than if living off the Pearl. Is it truly worth it especially when you have zero control as a owner/resident on these issues?

What's wrong in buying an apartment at Pearl for non-commercial purpose? It's about a life style. It's good if one finds price reasonable and can afford it. What if there is a Gulf war.. what if there is a World War III or what if tomorrow sky falls on earth.. what if you die tomorrow.. what if.. WHAT

The real estate is going down everywhere, including in Qatar. Of course the official media (newspapers, real estate agencies, etc.) will not tell you so, or they will minimize the extent of the downturn. The real estate will eventually go up again, but it will take time. I estimate that prices will go down in Qatar for another 3 to 5 years, and will slowly pick up thereafter. If I were you, I would post-pone my purchase in Pearl by at least 2 years. In the meantime, you can rent an apartment in Pearl to ensure you really like the place and the maintenance is within your budget. I notice that vitually nobody considers the cost of the maintenance. But unfortunately maintaining the building (including extraordinary maintenance) takes a budget on its own. And considering the poor materials and poor construction practices utilized by the building Companies in the Pearl Qatar, I strongly reccommend that you take the cost of the maintenance into account.

hey i have 1 bedroom app. 4 sale at The Pearl Porto Arabia with an ideal location i.e. facing the lagoon, 82sqm for QR1.5 mil, not to forget that payment terms are way too attractive i.e. 20% is required as down payment now and the 80% after completion and unit hand over which is falling in last quarter of 2010

Are you planning to buy for your self (living purpose) or investment point of view !!

If living purpose tell me what are the benefits your getting ? Nationality ? Social Security ? 100% ownership ? what if there is a Gulf War started where do we stand ? What will happen to the property and the money you paid to the bank/ owner etc...

I prefer to buy property for investment only in Doha or Dubai and i think Dubai market is best compare to after sale & services and the quality ....

The current bank scheme is 10% downpayment, 90% loan to the bank.

If you are taking apartment with 1,25 million, you will have to pay 10%

on your own, typically 1-2 weeks after reservation. The rest (90%)

can be founded via bank.

If you're taking 25 years, it will be around 10,000 QR/month.

Usually, the monthly payment start after the apartment is delivered/completed.

Anybody has information about ERA. Its price is the cheapest, but i'm worry about after sales. Any information regarding this company is appreciated.

What will those numbers mean in terms of monthly installments with minimum down payment? "1B/R from 1,2 - 1,4 mQR, 2B/R start from 1,5 mQR"

Aboucayenne, can you give the contact number for UDC.

We are planning to visit the Land office tomorrow. Via phone, they told me the completion date is March 2009.

We have visited ERA before, price is much more cheaper. The only concern is after sales seems to be unclear: Building Maintenance company is not yet decided, maintenance fee not yet decided, no penalty on delay.

1B/R from 1,2 - 1,4 mQR, 2B/R start from 1,5 mQR

Any body purchased from 1st Qatar? they seems to have the most complete service, including daycare and kid playing ground.

Anyone knows where is the office?

Well actually, I purchased a 2BR from UDC back in 2005. I went back to them to buy the 3BR but was told that prices were going for 13,000QR per sq. m. The Land was priced more competitively at 10,000QR sq. m. and had a good payment scheme. I am told that handover for The Land will be in the June. I am told that UDC will handover in May.

Some of the apartments you can buy at the Pearl they will let you change a bit of the floorplan that is what we did with a 3 bedroom took away the maids quarters. Most of the developments are behind schedule. Prices were high to begin with but have gone even higher. Say a 3 bedroom for 1.4 million now its like 1.8 and up. Foreigners that buy can get a lifelong visa which is helpful if they want to work past retirement age.

So what is the approximate handover date for THE LAND? I can't remember, are they the ones who don't include any of the appliances? Just out of curiosity, why did you choose the land over every one else?

I believe a 1 Bedroom is approximately 1.4 Million and a 2 Bedroom is approximately 1.8 Million

I was thinking the same. Prices are on higher side if you compare from Dubai.
