Rent increase restriction?

Hi QL's,

I have just got a new contract in my hands for a Villa and it's really nice.  In the contract it is specified 1 year contract and if in case of renewal the rent will increse of 10%.

 

I think I read earlier in QL that there is now a law to restrict and minimize rent increases, is this contract correct? -can they ask for rent increase of 10% if renewed?

 

It's really a nice place and I would like to stay there for some years, but with 10% every year I dont know..

anyway what is the standerd price for the appartments. how they decide which rate is fair not to increase?

depends on your rent... 10% is the maximum increase...could be less depending on your rent

10% is the rule my friend, if they raise more than that, go to the court.

Well, I signed the contract and we will move in very soon. 

 

  I do not thinnk that there are too many options to complain about it. If you want a nice place to live in with the huge demand in Doha you just have to sign, regardless of what the contract says.  otherwise someone else will sign and you will not have a place to live in.. 

 

I will check after a year if the contract is registered..  then also the new law is more implemented..

Landlord is obligated to register the contract not the tenant.\

Landlord has to pay 1% of annual rental fee. Should the landlord fail to register, a fine shall be imposed and his contract shall not be deemed officially recognized by court in the event of tenant issues.

 

Ask your landlord to submit proof of registration if you want. Landlord has one month to register upon signing the contract

what is the rent committee, is this a government owned organisation?

don't forget to register your tenancy agreement with rent committee, if you are not registered they will not entertain you incase of any complain in the future such as rent increment or any issue related to owner and house.

The rent increase as per the new law is different based on your rent. What is your rental rate? You should be able as per law to enter into a 2 year lease.

 

You can request that they insert a clause in the lease stating that Any increase upon renewal of the lease agreement shall be in accordance with Qatar law.

The owner of the villa maybe forgot to remove this clause. The new law is in force starting 14 feb 08 and it should protect all contracts which are signed after 2005 for 2 years without increment.

 

Ask the guy to remove the clause and you should be fine.
