If you are renting out a property in the UK then you have to pay tax on the rental income (offset against the interest on your mortgage), so yes you should definitely be doing tax returns.

exiledsaint - I believe you only have to do one if you have UK tax liabilities (interest on savings, rental income etc). HMRC usually send you a form if you need to complete it, but it is your responsibility to complete one if you need to (so saying "you didn't send me one" isn't a valid excuse!).
I would have thought that you'd have at least had to do one for the year you left the UK, as that would require split-year treatment. Then again, perhaps not if you just applied for a refund for your overpaid tax. I'm not a tax expert so don't take my advice as gospel!
The problem with doing it online is that the HMRC site doesn't allow you to do the Non-Resident section (well, it didn't last tax year at least). I ended up paying for TaxCalc, which allows ALL sections to be filled in on your computer and uploaded to the HMRC website.
Do you mean the self assesment forms? If so, you can do online. From my experience, if you want advice about how to fill it out WRONG, ask the idiot customer services number on the form. They mis advised me 3 times, I got fined but later had it refunded after threatening to sue them. Good luck, if you post exactly what problem you have, may be able to help.

Every year i use efile taxes to send in my forms rather then filling them out by hand it is so much more reliable knowing they got to the irs on time.
