REAL ESTATE COMPANY - IMPROPER MAINTENANCE
I'm facing lot of maintenance and hygeine issue with my home i recently rented in April 2021.
Since i occupied , i have several maintenance issues as below;
1. Overflowing drainage,
2. Drainage Odour Issues around my home from nearby flats ( The Toilet exhaust grills of other flats are directly aiming at our windows ).
3.The Main door is deteriorated already and it cannot stop dusts , sands anymore ( We suffered a lot during sand storms ).
4. The Airconditioning coils are too dirty since we occupied the flat and no maintenance was performed. The real estate compant sent some guy for the sake of attendance and no remedial action was performed until now. the AC still leaking and we are keeping 2 - 3 cups underneath the AC.
5. There is a small garden in the front of flat which is unmaintained as well, cockroaches, lizards, bugs, centipedes, spiders are entering the main doors gap. everyday there are new creatures and new problems arising. our kids are screaming everyday.
We have explained everything to the real estate guys and have sent many emails, whatsapp msgs and yet no action being taken.
They are not allwoing us to vacate the flat also. I dont know what is to be done. they are not serious and behaving lethergically. they are trying to prolong the period rather than finding a solution.
Filing a case is advisable ? please someone assist as i gave them 12 cheques.

Filing a case is more appropriate in ur situation
For insects I suggest you download oun app and request for pesticide and make sure u don't have eatables at home. Shuft ur family for a day and ask cleaners company to clean all for u.
U need to ask ppl from municipality to spray inside the gutters / drainage. Good luck n keep posted about the action u have taken n updates.

First of all read the Contract. If the Contract allows you to vacate by giving them a month's notice, then do so. Make sure the notice you give is in writing and send it to them in both Arabic and in English through email. When you vacate the flat and hand over the keys, try to get them to acknowledge they have received the flat's keys. I am using the word "try" because they will not do so. Ask them to return you your cheques. If they refuse to do so, take the assistance of the police. Possibly, you may need to go over to the Central Police station for this.
My advice to you is that you should resort to filing a case as an action of the last resort. This is because it will take several months for the case to get decided and you will be required to be present on the dates of the scheduled hearing whether the other party comes or not.
By the way, while some of the things you have stated appear to be over- exaggerated, my query is why did you not inspect the apartment before you took it on rent?
It really makes me wonder.
