Early termination tenancy contract

Any of you can confirm whether this rule is still applies ? as the house I just took on rent has lot of maintenance issues, including poor electricity connections which lead to a short circuit and fire in one of the bathroom - but the company is not ready to shift my accommodation or cancelling the contract
Please let me know if I can give him a 3 months notice based on below
Article 24 – Notice periods
If the lessee wishes to vacate the leased property, he/she shall notify the other party:
• 15 days before for a three month contract
• one month before for a period not exceeding six months
• two months before for a period exceeding six months Unless there is an agreement providing otherwise.
The company is not ready to return the cheques, they are telling you bring another person, which I don't want to.
They never pay for the repairs. It is advisable you move out before any major accident takes place as suggested by alpha.
Talk to them if they would pay then get it repaired with your efforts.
Yes. 3 months should be fine. Better to move out before some serious accident takes place.
