Accomodation Problem

I occupied a part of a villa July last year. The Owner made me sign a contract which as I understand is not even a standard one. They said it was just a formality. I encountered many problems afterwards, no maintenance and etc. After 4 months the owner talked to me and requested me to transfer to another part of his villa because his close friend will occupy the rest of the area where I am staying. Since he has shown me one place near the road I said yes. He painted the small and old 1 Bedroom,Hall,Kitchen and Bathroom before I transfered. Still there was no maintenance, I had to call technician on my own and pay from my own pocket. Additional Lighting and water faucet for my washing machine etc. I was too upset but I didn't had a choice to leave as I was out of balance already with the expenses because of shifting. Soon after I cannot cook using my electric stove nor rice cooker nor my oven. I cannot even boil water with my electric pot. The reason for this is because every time I do that the electricity turns off. At that point I decided to look for a new place. Recently I found one then I immediately advised them that I cannot take it anymore and I cannot live a decent life in that place. The assistant of the owner argued with me and told I cannot leave on the end of that month and that i have to stay 1 more month. Considering that I cannot live peacefully and decently in that villa, Having said that they are not trying to maintain it for me, isn't that my contract should be null and void. I think to just leave that hell house without telling him anyway I have already informed him that I am leaving so if he will agree or not I think I should not bother anymore. As much as I have paid advance until the 4th of June, 2011. Should I get worried about that piece of paper I signed 1 year ago or just leave? I'm worried if I will call the police they will put the blame on me because of the contract. Can they hold me to stay as per Owner/Tenant Agreement?

I would simply walk out. Contract or not, if you have no food (no cooking) and no water then its not fit for living under any circumstance. I highly doubt they will do a thing about it.

Thanks West, but the reason i told them is...first, I cannot live a decent life in that place anymore and that my company has given me an accommodation already. My company wont be giving me any allowance to pay them anymore as I will be provided with a nice apartment from their side. Sounds fair. I believe theres an agreement if both literally "agrees". Maintenance and all problems they said at first that they will handle. Failure from any side may cause liberal actions to terminate any "agreement". As I have mentioned, they didn't give me copy of that paper so I cannot specifically know if its written there or not. Not I do have the rights to leave if I am not comfortable, right to terminate the contract by all means if it impedes or hinders me to live in a peaceful way. (Considering the cockroaches and the falling tiles in the bathroom wall which i complained from the very beginning). I have not receive any positive actions from them.

Dear Friend please do as follows:

1.) Asper the Law you have to give them one Month Notice before you Leave that House (Fair Enough)

2.) I personally Suggest you first look for a new Accomodation agree with the new Party/Owner & then once confirmed with the new one, Just give your current house owner a Verbal confirmation that You will be leaving the house after 1 month, if they ask you why are you leaving, because here in this Region their are Many creatures who like to View/Scribble in other's Personal life. So the best answer would be, that you are leaving Qatar for good. Tht's it.

I too have done this

this is not even a legal contract. it will not stand in court. just lock the door and walk out. If anything happens to your room, just call the police and report a robbery attempt ;)

I didn't issue any checks for them but only Advance 1 month before I shifted thats all. No bank issues then.

Thanks Wizz! It's a relief. I understand the same way. Whenever I pay the rent, they give me a receipt with their vegetable shop name on the heading. I heard they also own some vegetable shops and this has always been the receipt they issue to me every month. They didn't give me copy of the contract which I signed also, though I reiterated many times to give me a copy. Well if others may have left even with couple of months balance and they didn't run after them. I guess It's off my conscience. I mean hey, I pay to have a peaceful place to live, never knew I will be more stressed in that hell hehehe. Thanks again guys!

Yes but did you provide postdated checks? Your landlord can cash them out without a problem and in order to void them you will need to see the police first and explain to them the reason why, otherwise your bank will not accept the cancellation.

I used to call him a lot to complain the electricity goes off when i cook or even boil water. Most of the mornings there are no water supply and even each day I come home after work, water supply resumes after 9 or 10pm, which is really making me crazy. I talked to them many times to fix it or i will call the cops, then the brother of the owner came to talk. He mentioned to me that he spoke to one of the tenants to stop using electric appliance or otherwise leave their villa. So I am hoping he would understand why I'll be leaving. Mainly because I cannot stop using the electric appliances. I think the main problem is over loading thats why the electricity goes off every time I use electric stuff. And who doesn't use these things at this age? Not to mention one day the kharama cut the electricity supply for the whole villa as I heard they didn't pay like 15k Qatari Riyals over due. That day I had to sleep over some friends house. Imagine the disturbance and difficulty they are giving me...

I also asked the other people from the other rooms, they said its ok to leave doesn't matter as much as I don't have balance to pay them. Others even left without notice and without paying for like months..This is just a private villa which they partitioned.

Sounds like you've had a nightmare. Never sign anything that someone says is just a formality, without reading it! Personally, I'd go to the rental disputes committee and get their advice. Though that said, it depends what the contract you signed said....if it states you liable for maintenance, you could be stuck. With only just over a month to go, you may not be able to resolve anything in time legally and it'll be a risk and judgement call as to whether the owner will chase you for you last months rent....though I sincerely doubt it!
