A week before, I paid one real estate company two years advance in rent for a compound villa. I have signed/stamped contract for two years starting from April 1st. Today I was told that they have rented out all the villa to one company.

 

They are willing to pay money back but this is unacceptable to me.

What should I do now??? They are offering me stand alone villa at the same price but I have declined that offer. Now I have been told that they might be able to find a compound villa and will change the contract...........................

 

Is going to court a good idea????

Great! if you have a contract and have complied to the payment terms, i.e. issuance of cheques, then just go down to the Municipality and ask for the Tenancy Department to lodge a complaint against the landlord stating that he does not want to supply you with the villa as per lease nor the keys.

 

They should issue a notice thereafter (if it works) to the Landlord to deliver.

Trying this route will cost you no legal fees. Worth a try before going down the court route which will take longer and cost some.

torc, Yes I do have a duly signed/stamped contract.

 

Will c what can be done after Saturday. I am thinking of taking them to court.

If you have issued your cheques and they have formally received them, then complain. Hopefully, you have a formal receipt. Obvisouly, you signed the lease and were waiting for their counter signature to have one original returned. Nevertheless, without the contract, the fact that they are in possession of your cheques should do it.

Before going to court, visit the Municipality. They have set up a committee/department for tenant to submit complaints. It is new so I am note sure how well it works.

 

Basically, go down with proof of payment and state your case.

It may help before going down the court route.

This is breach of contract and he has to give you what you paid for. I would take this issue to court don't take the money back that would be your loss.

If you do decide to take another villa then it shuld have the same standard as the one you already paid for.

Get  a lawyer and check this out a good time to show Estate Agents they can't do what the want.

well dont take your money back, as long as u have a signed document saying you've paid 2 yrs advance and that u were ready to move in u can take them to court. dont leave them. BTW may be they are just playing a April fools joke with u lol just saying since ur supposed to move in on April 1st ;)

max77, no its not november. I don't like to make their name public. Just not there yet.

 

The most disgusting part is they have taken one check of over 250K for the next two years. As soon as they found a new client interested to take them all, they also issue them the contract.

I do encourage to sue them. and in same time you stick in the villa you have rented.

Don't accept any other offer give by them. because it seems they are not trusty people.

 

You have the full right to remain in your Villa allover the contract period.

 

Please teach them a good lesson.

Studio is too small, I have two kids and the villa I was getting was 4 bedrooms.

i have an accomodation, a very big neat studio, i don't need a contract for 2 yrs nor any other documents, just 1 month rent in advance.

Yup head to court my friends, sue them for it. These fools need to realise such things. Write ur complian even in gulftimes and expose them.
