Beware of Expat Properties Real Estate Investment in India

Expat Properties is Bangalore based company having their projects in Maharashtra as well. This company is totally fraud company. Just simple example I can tell you, If you are visiting their site and look for their completed and current projects for plots and bungalows then you will find their completed projects are only three, which were started during 2009 and at least 30 current projects which are started since year 2010 onwards and till date registration and possession of the plots are not given to the customers. At the time of selling plots they are giving assurance to the customers that delivery of the plots will be given in 24 months time. In their token agreement also they are mentioning the delivery of the plots will be in 24 months and additional 12 months gestation period. All the project are lagging behind their scheduled as these people are not investing their own money in buying land; they are acquiring land from local farmers after receiving fund from the customers. One more thing, if you call on the number of Mr. Berlyn D'souza who is representative of Expat Properties he will pretend that he is unaware about any issues and will ask details from you about your invested plot but finally your issue will unresolved. Investor will always feel uncertainty of their invested amount as this company is not at all trustworthy.

I have invested in the Sparsh Chalets quite a while ago and i have been having nothing but issues from day 1. Initially i had invested in Expats' Bangalore property, but that did not materialize and my investment was blocked for more than 2 year. Subsequently, I transferred to Sparsh Chalets and i have to say that the customer service at Expat absolutely sucks. You write to them emails after emails and no one bothers to reply. I had a rent back agreement with Expat for the above mentioned chalet for 2 years ending December 2018. I sent them emails asking about the 2019 new agreement and was told that this particular project was handed over to trip villas in July 2018. This came as a shock to me as I am the owner of the chalet and it was given to another organization to run, without even having the decency to inform me. It is now February 2019 and I have yet to receive the agreement for 2019. In the meantime they can use my chalet absolutely free of cost.

I would seriously not recommend anyone investing their hard earned money with Expat, because you will regret it, like I am doing. If you need more details I am more than willing to provide the same.

I and My wife invested in Royal estate at Roha. So far things are going as I was told while booking in Y2012. I do get a response from Expat Relationship Manager. Hoping that this investment will come good. Plot handover is in May 2017.

Never heard of their name. Anyways, companies like DLF considered to be a big name are also delaying their projects by several years forcing the buyers to come out on streets in protest or going to courts but to no avail and in the process losing out huge sums of money. Look up on google for their Bangalore, Gurgaon, Kolkata projects.
