Annual Rent in advance

Hello,
Is it advisable to pay yearly rent in advance directly to the landlord or to his middle man, also how to ensure that they will not cheat us after paying the whole rent, what precautions are to be taken if i wishes to pay him yearly rent in advance.
Please don’t pay in advance more than one month in Qatar, no matter how attractive is the offer. If you pay for a year or more in advance then your money will be lost and you will be without home too.
Don’t believe? then do it and see the result.
Never Never Never pay in advance to any one. I was almost got cheated by an agency. Hamad Al Hajiri real estate.
when i called first party i got to know that that agency was not paying land lard for 8 months and thats why they put a case in the court and hoping eviction notice shortly. why you will spoil your hard earned income.

Pay monthly and be safe as many leasing and re-leasing and releasing again is pretty common here.
last week one of my friend paid rent in advance for three months to a flat in Mumthaza.. It turned out to be a fraud. But he withdrawn money from his cheque and made a complaint with police also.
The building was about to demolish due to some non approval from kahraama. There was no water in that building. So the landlord was trying to grab maximum he can.SO try and research fully about the real estate company.

Take my advice-dont do it 2 reasons:
1.The number of instances where people have been cheated of their money is quite high-you can do a search on QL itself and see some of these instances...
2.In most cases of annual payment,the landlord doesnt generally bother to act on your maintenance requests etc-why should he?he's already got the money!
My strong advice to you would be to go in for a monthly payment basis contract-any day better than a lumpsum payment one!
Best Preacaution : Dont Pay Anything in advance , even payin one months advance is risky nowadays so juz take care n pay for just a months advance n stay on the safer side .
If you can negotiate for a monthly basis much better coz the rent will change sooner or later
