Semi-Furnished vs. Un-Furnished. What's the Difference?
By aprilfamily •
My husband's employer is paying for us to ship our belongings to Qatar, so we really don't need or want a fully furnished villa. I've been looking online through the Gulf Times at the classifieds at unfurnished villas, but it hit me tonight that I should find out if appliances are included in these. And what exactly should I expect to be in a semi-furnished villa?
Thanks!
go for unfurnished, furniture here is not expensive, through my search for apartments, i found that furnished flats, cost on a regular of 1000 riyal more than unfurnished ones, (with location taken into consideration), i say get an unfurnished one, and furnish it with 10,000 riyals, it will be much more worth it in 10 months, time, and when you are done, sell it for 1/3 of the price, so you are in a win win situation in my humble opinion. (then again what do i know, i just moved here lol)
check out my signature link for a general description and advice, however to summarize, I'd always go for un-furnished when possible, as it doesn't 'trap' you into a contract as a semi-furnished would.

Speed..u made me laugh about in furnished flats the landlord is responsible for replacing electronic items if any is damaged. Yes in an ideal world, but not in Qatar. We are in a furnished apartment and we cant get the landlord to even fix a tap let alone replace an electronic goods...Our neighbours roof is leaking and no one wants to fix it, the tenants fixed it themselves...I would say the norm here from what ive experienced and seen, Fully furnished, semi- furnished or un furnished tenants are responisible for everything...
Well in most of the flats/ villas semi furnished items are ACs/Curtains/Carpets or tiled floor/Fridge/TV/Cooker/Washing Machine and Cooking range.
Unfurnished means nothing just empty flat you have to furnished everything.
Always better to check with the landlord/real estate what is included and what is not. If items are included then check with them how old is the items in the flat and what are the terms and conditions.
Normally, in furnished flats the landlord is responsible of replacing electronic items if any is damaged.
Every building owner has his own rules and regulations regarding furniture ... so always go for the best one since you are paying rent for those items. Also note some owners give you the whole furniture after certain period say 3 - 4 years !!

if the place is furnished the landlord can put your tent up by whatever he wants. The government passed a law prohibiting an increase of more thant 10% per yeat on your next renewal but this only applies for unfurnished accommodation onl. Also make sure that "white goods", do not count as furnished, as the 10% rise is not covered by the 10% law.

In our building...semi furnished includes AC's in every room and whitegoods...boer is right ask specifically to avoid surprises...
or landlord. There is no fixed definition. Sometimes unfurnished means no A/C's, sometimes semi-furnished includes white goods etc. Each landlord does as he feels.
When I was looking for a place I was offered all the permutations. Best is to ask specifically.
