Terminate Residential Contract

Hi,

My company has terminated my contract end of June. I am renting a villa and contract is valid for next 3 months. Any idea how to handle the situation. I already informed my landlord about leaving by end of June. He does not like the idea of leaving in the middle of contract. Is there any Government law which addresses an early termination of contract due to end-of job situation. Please let me know.

Hi,

We are in a similar situation. My husband finished contract with his company and we gave our landlord (his manager) more than 2 months notice. We finish our lease end of this month, vacated the house mid May but the manager for the landlord is giving me a hard time to return the cheques. My husband has left the country to join his new job in Dubai, and the landlord manager is asking me to come to the property a few times to check the villa condition. I am with a 15 month old baby trying to settle and get the cheques back and I am almost about to give up now!

I have a feeling he is trying to get some money off me. He has asked me again to come to the villa after disconnecting kharamaa which i find bizzare!!! Tomorrow is the last day I am giving to this bullshit.

Is there anything in writing/some website that saying lease can be terminated on employment termination? That would give me a bit more confidence in dealing with him.

Thanks everybody for their responses. No there is no such clause in the agreement that address leaving the country. Anyway I will confront Landlord and try to persuade him. I agree that going to tenant dispute will take much longer time to resolve and I do not have that much time. I will update this link with the final decision.

Show your termination and/or end of service contract to the landlord or as a letter from the company that you will leave Qatar within that month.

and then ask further consideration from the landlord.

There is a part of the qatar civil code for force majeure and this would apply in this case, however, at the end of the day it will come down to whatever you signed in the beginning. Taking it down an official route such as the rental disputes committee will probably take to long, and with only a few months left, better to come to an agreement with the owner. He'll be aware you could close your account and leave and his cheques (if that's your payment method) are worthless. He could open a police case, but it's extremely unlikely. He'll just keep your deposit as the penalty.

its very simple, you have to inform the landlord before two months( may be vary ) asper the tenancy contract. otherwise try to get a document from ur company which shows you are completed your job with ur company.

Tricky one. What does your contract say, is there early exit break clause, or 'force majeure' clause?

In part of the qatar civil code, there is a section on Force Majeure which this would apply to, but really at the end of the day it comes down to what it said when you signed on the dotted line. Often owners will build in a penalty clause, but some don't. Essentially you signed a contract, shouldn't you be liable for the term? You would be in any Western country. As you've only got a few months left, there really is no point taking a legal route as it'll take too long, so try to come to a compromise with the owner. At the end of the day, you can close your bank account, and the cheques will be worthless, though you then risk him opening a case against you! Unlikely, but possible. Good luck, hope you work it out.

There is a Clause saying that, if the Tenant's residence permit is cancelled, as Tenance can not stay in Qatar, he can leave without any debt. if Tenant and landlord can not come to conclusion, Tenant can seek the assistance from Real Estate resolving committee with the copy of Cancelled residence permit.
