I advise you be very careful when dealing with agents as they usually conive with landlords to cheat tenants. Dont pay any money up front, stick to the cheques deal and keep in mind that post dated cheques wont be valid come May 2010.
Landlords are fond of giving notices like " the agent hasnt paid me for such and such a period and i therefore terminate his contract. You are notified early to vacate in 2 weeks or sign fresh contract with ME"
