govt help in reducing flat rent?

All real estate companies should be closed and a government real estate arm or a housing board should be created to handle all local owned buildings/villas. Meaning all building owners who can not personally rent out their buildings should be mandated by law to course their rental business to the housing board who upon agreement with the individual building owner will control the tenancy contract of lease.

Exception should be made to special housing projects like Pearl Qatar, Damac Losail etc which is primarily for investors and high end users.

Please give your input to this idea or any other suggestions?

I am not SAYING that.....this is a forum where our thoughts are voiced out and learn also from other. Your point is well taken. Thanks.

Look at most real estate agents? who are they? Most of them are responsible for propping up the rental rates.

I would prefer to deal with a govt staff on a housing board guided by government policy on rent control. QS post about imposing tax penalty for empty flats is a good one.

Say for example, anyone who wants to rent a flat has only to go to a govt office and inquire for a flat of his choice (location and rental rate). Just like a ONE STOP SHOP office.

This is only one idea and of course we are all welcome for other inputs.

this is their job...like any other job.. and yes, they have to be paid for it.. but as i said: you help to find the house, you get your COMMISSION, not extra SALARY every month from this house to the rest of your life! see the difference?

Yes I agree canarybird but there are people who do this for their bread n butter. What about them? And what about the work involved in finding the houses and taking the clients to show the houses. Imagine an agent showing at least 10 houses to a client in a day and the client sill doesnt like any. And then the client finds a house on his own. So what does the agent ge for his effort? Nothing. Similarly think of how many clients he has to show houses to until ne deal gets through. I dont think its that easy.

Many of them make money in 5 mins so no trace of hardworking I know quite a few who are doing this in their spare time - leasing is just a case of getting the client and showing that person the property then finalising the contract.

Or there is another scenario.. like in developed countries.

The agent helps to find a house, the tenant signs the contract with the OWNER of the place. The agent gets an equivalent of 1 month rent as his commission. AND FORGET ABOUT THIS PLACE till it should be re-rented!... Instead of doubling the original price and putting this extra money into his/her pocket every month!

I would like to disappoint those who say that “this is a free market”, … “Free Market” and “Jungle with No Rules” are two different things… Every matter in the country is regulated by law. There are so many different ways to make it WORTHY for the property owners to rent the places “from the first hand”, avoiding these hundreds of hungry “jungle hyenas” in between…

and another thing...to push somehow to rent out the empty flats as well, by let’s say imposing some tax/penalty for the empty flats which meant to be rented, but they are not.

Are you saying that the government shud take away the jobs of had working n sincere real estate agents? I dont think so. I think all the real estate agencies should be registered with the governement and the policies like commision percentage shud be fixed and regulated by the government.
