My experience in EZDAN VILLAGE 3

Hi Guys, I just wanted to bring to your notice the kind of things that people are doing to make money even in a good project like the Ezdan Village.

In Ezdan Village 3, there are three kind of two bedroom apartments that are available, and just for the sake of making it easy lets call them Type A, Type B and Type C. Now, Type A is bigger than Type B and Type C.

Me and a couple of friends went over with the intention of renting three flats of Type A. But they were not available in the buildings that were released for leasing. For your information, there are 20 Buildings of 20 2 bedroom apartments, making that 200 apartment in total, with 6 Type A apartments available in each building.

Since all the Type A apartments in the currently available buildings were gone, we waited for almost two hours trying to get some information regarding when the next building will be available for lease.

After two hours, the sales guy there mentions to us that there might be a cancellation of booking for three of the Type A flats in the building that we three were thinking about occupying. And he gives us the number of one of the tenants. Thats when we started smelling the smoke of being scammed.

Anyways I called this number and the guy told me that he will be coming in 15 minutes. Once this guy reaches, he starts talking to us and know what, HE DEMANDS 2000 QATARI RIYALS for releasing this particular flats to us.

Wanting to know the extent of this corruption, we ask him for any other available options, he takes a list out and shows us the other Type A flat that is available to him. And all this in front of the sales agent.

I would only call these guys professional scam artists wanting to drink the blood of hard working guys like us, who aspire to live in a nice abode. I have been in this country for 28 years and never in my life have I felt so bad.

I ask others to come forward with their similar experiences. Its time we took a stand.

I am interested in 1BHK furnished Flat in Ezdan Village for long term. Small size no issue. Agent are not allow. Near to metro station nor easy Indian school bus access.

Is it all connect with the FREE VISA guys?? FREE VISA; it gives as much as freedom to corrupt the community by adding commission, taking any jobs by claiming that they can do, etc, etc.

The Authorities must stop FREE VISA. Then everything will come back to normal.

but guys the Zedan buildings are all make with cheap materials with low construction cost.once some one lease then the headake begins. some thing like small small expences and things...this is what i know from their archetet

We have taken too many flats,from the begenning oct last/nov first.2 bed,1 bed,3 bed.Now from my company only we are 12 tenants.some outsiders too.

That time we approached directly (Mr.Ismayil),so we didn't paid anything.

You can go through registered real estate agents,so that they will get a 15 day commission from ezdan.You don't have to pay anything.if you want i will connect to a real estate agent.If a new apartment opens you will get Type A flat also.

some agents r trying to take 2 way commission(from ezdan and from tenant)!!!!!

I am currently renting a 2BR apt in Ezdan Village 3. I would like to move out end of this May2010 as it is too far from my workplace. I don't take any commission and I just want a good tenant whom can take the unit and pay the rent. My unit is on ground floor, very well maintained, we clean the house everyday as my wife is a very clean person. Please call me if you or any of your friends is interested. Urgent! my bro in law stayed for d last 15 months in ezdan2 (behind hmc wakrah). no commision was paid 15 months back. He got his security cash back deducting 500 for repairs. Now they r in ezdan 3. No commission paid.Dint find any probs as discussed in dis thread.

ive took up a 2bhk with ezdan 2 recently. 5k three months free. Fully furnished. Effective cost 4k.No commission.I find it a pretty good bet compared to d ones in doha. Gud standard of living.

D only problem. Not so good drainage system.

water finds it difficult to travel to the drain.

My friend who vacated the ezdan flat stayed there for two month sonly. It was the rent waiver period. But, he paid the rent ..but at the time of vacating the flat, the in-charge (an Egyptian) checked the furniture and said that all items are dmaged and asked 6000 riyals for repair. Pls note that my friend stayed there with his wife only, and there was no point in damaging any item. My friend played a trick..he told the in-charge that he can him 2000 riyal, if he reduce that maintenance money to 2000 Riyal. He agreed and vacated the flat paying 2000/- in the office. Later, the in-charge started calling my friend asking for his share of 2000/-. My friend told me he never gona pay it..as that in-charge is agreedy man.and cheating the landlord.

Hello guys,

After reading all from the begining, I accept that I have paid a sum of QAR 3000 for a 2 bedroom furnished apartment offered by EZDAN in Doha jadeed. They are 3 guys posing as registered agency for leasing Ezdan property, and they advertise in QL always, these days they are advertising for the musherib 1-bedroom furnished flats. After taking their commission part they dont show their faces. In the building there are 28 flats and just imagine they made 28 x 3000 riyals profit, straight into their pocket, for only showing us the house. Now, seems Ezdan came to know that these agents are making money, they have started advertising on their own by pasting their TOLET boards with contact numbers on the building, instead they should publically advertise in the Gulf Times, so everyone should know and contact them directly.

no commission should be paid to Ezdan, look only for ppl holding Ezdan employee ID card, the renting office is located in the club house, second floor, you will find two employees there, Yasser, the Village Manager, and Ismail, his assistant, the mobile numbers shown in Voldemort's post are theirs.

Hussla77, DO NOT PAY ANY COMMISSION!! The company does not ask for any commission , it is totally made up by the sales agents.

There are 2 phone numbers given in the Ezdan ad in the newspapers :5944338,5900227. Also try 4631960,4620912.

Ask the guy whether you should pay any commission. I am sure they do not know about it. Do not be afraid of fighting with the sales men, because once we move in we dont have anything to do with them. We are dealing only with the maintenance manager in the compound. I speak from my experience.

becoz they know you will pay that for the larger two bedroom, try the smaller one, they wont take any commission.

Hey guys im about to sign a contract for a large two bedroom as well in the next two days. They indian guys i spoke too said that i have to pay 15 days commission which is 2600Qr as rent for 2 bed is 5200Qr. Does this sound right to you guys or am i getting ripped off...

I currently stay in Ezdan village 3 in Wakra..pls see my previous posts regarding Ezdan 3..

Let me share my experience..

When we( myself and 3 friends, 2 of us looking for 2 BR and the other 2 for 1BR) first went to E3, we talked to a guy called A. He showed the bigger type of 2 BR apartments, when we told him that we need it on th first floor , he agreed. He also told the other 2 guys that he can give them 1 BR apartments too.

We gave him the flat numbers that we selected and paid an advance amount of 1 months cheque too.

Next day he called me and started talking about commission. He said that anywhere in Doha I have to pay half a months rent as commission to get a flat, and he also expects something.I thought we would give him QR 500 as a gift from all of us pooling togother, so I told him 'let us see'.

Then my friends told me that he called all of them. Only 2 of us reacted positively , the other 2 flatly refused. To make a long story short, the 2 of us who reacted positively got the flat, and he told the other 2 guys that there was some mistake and the flats were not available.He returned their cheques too.

Anyway, we had a big fight with this guy and we didnt pay him anything too.But by that time our contract was already signed and he couldnt do anything. We even refused to sign on some document( he needed that document to get the commission for Ezdan). Later one of the other guys sitting there told me that he is just a guy who does free lance marketing for Ezdan, he is not even a company employee.

I feel sad thinking about the Qatari owners, they spent millions on this project and made good quality flats available to people like me at a reasonable price. But they have made the mistake of entrusting these frauds with their business, and they dont know how these $@#*& are acting.

This is not a singular experience. A lot of guys in my company went and inquired about these flats, and they were treated were badly by the people in charge there. I got the 2 BR flat only because I promised to pay him.

Well, I live at Ezdan in west bay as many of you might know by now... It is amazing how management thinks we are all stupid expats...

I tried to move out to a 1 bedroom apartment last year... to begin with, they were always big but had no kitchen - but had two bathrooms... (thats how smart they are!) anyway, I started to put together the "availability vs. fully booked info" crap I kept getting from these guys and they just didnt add up. So, pretending to be a new naive visitor I spoke to 3 different sales "managers" and NONE of them could give me informations that were common to same questions I was asking.

So, these people either are too stupid to know what their job is, or they really think we do believe in people here this easy. Well, anyone who has been here for longer than a month realise that over here we do need to lower our epxectations and never ever count on someone's word.

all the apartments are rented out??? There are 60 type A apartments @ 2000 Riyals per apt commission, QR 120,000.00 I don't know about you guys, but that is a huge amount of money to me.

I recently called the owner of a building to rent it out. He asked me to contact another person who is the agent.

Now i have to pay the agent the commission to rent the apartment. isn't that interesting..
